What
is a Pre-PurchaseBuilding Report?
A pre-purchase building inspection report is the
result of an inspection carried out by one of our experienced building
inspectors. A report will contain the inspector’s detailed notes and analysis of
the building and will highlight any significant defects, as well as the estimated
costs of repairing noted defects.
In order to produce a detailed building
report, our inspectors will compare buildings of similar structure and age to
determine existing or potential building defects. Inspectors from Childs
Property Inspections will also access the building internally and externally
(including roof void and sub-floor) to ensure that any of the following defects
are not present:
Timber decay
Roof tile damage
Termite damage
Plumbing defects and leaking (including shower flood test)
Dampness
Cracks in external or internal walls
Sub-floor ventilation and drainage problems
What
is a Pre-Purchase Pest Report?
A pre-purchase pest report is designed
specifically to discover hidden pests within the premises. Predominantly
implemented to uncover termite inhabitation, pest inspections will also
identify any other nasties that may be nesting in the building. Inspectors will
examine internal rooms, roof void, sub-floor and areas within 50 metres of the
building to ensure that there are no signs of pests nearby.
Childs Property Inspections recommends a
combined building and pest inspection report. Carried out by both an
experienced building inspector and pest inspector, the combined report allows
the building inspector to quote on damage repair if the pest inspector
discovers termite activity. Other factors that a pest inspector may report on
include:
Past or present termite activity
Significant decay caused by termites
Past termite treatments
Poor sub-floor ventilation
Recommendations for preventing termite activity in the future
Other nesting pests within the building, i.e. rats and mice.
